proved to many skeptics that the Greater Vancouver Real Estate market is still very hot. In Q3-which is typically slower time of year there were 624 sales (245 were detached, single family homes and 379 were condos, townhouses, etc). However, along with those 624 successful sales there were also 65 listings in
North Vancouver
that did not sell and the listing contract expired. The question now: Is 10% an acceptable number??
What went wrong?? There are, typically, three reasons why listing contracts expire:
1. the property is over priced
2. The Sellers are unmotivated
3. The listing is under exposed and marketed
#3 is probably the most important. Over the past few years we have grown accustomed to things like multiple offers, bidding wars, and buying before you sell. As our Real Estate market here in
North Vancouver
normalizes you need to choose a Realtor who will market your home not just to your neighbours and other Realtors but to Buyers. You deserve to have someone representing you who is familiar with trends i.e. "Is it typicall in todays market for people to sell their condo on the West Side and look for something bigger (townhouse, detached house) on the
North
Shore
? If so, how can I expose my house to those Buyers?"
